The affordability page provides several real-time analytical tools to help evaluate your home purchase options:
Monthly Outlay Comparison: A dynamic chart comparing the monthly payment costs across all active and proposed scenarios side-by-side.
Wealth Projection (Estimated Equity): Estimates the future equity you will accumulate in the property in 20 years (or at the end of the mortgage term, whichever is shorter). This is calculated by projecting the property value assuming a constant 4% annual appreciation rate (compounded annually) and subtracting the remaining mortgage balance (derived from the scenario's amortization schedule) at that point.
Interest Burden: Shows what percentage of your initial monthly payments go toward paying off interest costs rather than paying down the loan principal. This is calculated using your initial monthly interest payment divided by the total monthly mortgage payment.
Upfront Cash Breakdown: Provides a complete view of the liquidity needed to complete the purchase, detailing the deposit amount, estimated stamp duty / transfer tax, and any legal or professional fees.
Estimated monthly housing cost: Mortgage plus listing property tax and service charge when those figures exist on the listing, plus an illustrative home insurance estimate using the same method as the listing payment calculator. The headline monthly figure remains mortgage-only.
Rate-rise illustration: Shows the mortgage payment if the rate is 2 percentage points higher. This is not a lender stress test.
Optional monthly outgoings reduce leftover income used for the Easy / Comfortable / Stretch band, leftover cash after the mortgage, and MIP prefill. If you skip outgoings, the band uses full gross monthly income.
Compare interest rates (under Explore further) illustrates payments at a fixed set of rates using your current deposit and term. It is not live lender quotes.
Explore further is funding-aware: Cash mode presents cash scenario comparison and Life-fit options; Mortgage mode retains mortgage comparison tools. The mode-aware card can be expanded with Open options.
When days on market is known, the results panel shows how long the home has been listed.
When the selected scenario is in an Easy or Comfortable band, Book a viewing opens this listing’s contact page with the viewing option selected.
In Mortgage mode, Next steps use the same card as the mortgage calculator: Mortgage in Principle (this listing, with deposit, income, and outgoings from your estimate), speak to a mortgage broker, and ask a question. MIP still loads the current listing price from Eyemoved. Cash mode replaces mortgage actions with a listing-agent question action.
